Residential Operations maintains properties consisting of residence halls, single student apartments, family student apartments, and dining commons serving over 10,000 undergraduate and graduate students, faculty, and staff. In addition to providing service to residents, Residential Operations maintains facilities that include conference centers, office spaces, and short term lodging and housing facilities. Brief Summary of Job Duties:

Under the general supervision of the Residence Hall Manager, performs senior building maintenance tasks on a regular and continuing basis and performs custodial work for University owned Residence Halls, Apartments and Dining Commons. May perform other duties as assigned to meet the operational needs of the department. May work shifts other than Monday through Friday in order for the department to cover seven-day service.

Required Qualifications:
  • One year experience as a Building Maintenance Worker, or an equivalent combination of education and experience.
  • 1-3 years of a combination of related education, experience, and training.
  • Training in the basics of plumbing repairs, patch and painting, simple beginning carpentry repairs, and simple (non-licensed) electrical repairs.
  • Experience making apprentice level repairs in plumbing, patch and paint, carpentry, and electrical.
  • Basic knowledge of the safe use of maintenance equipment such as drills, saws, cordless screwdrivers, and some drain snakes.
  • Experience as an exceptional customer service representative with the ability to communicate effectively and professionally with diverse student and family clientele.
  • Demonstrated ability to work effectively with others as a team.

Job Functions and Percentages of Time:
  • 25% Plumbing - Accomplishes plumbing repairs to lavatories and toilets changing washers, valve stems, and diaphragms. Unplugs sewers, drains, lavatories, toilets, urinals, showers, and tubs by using a motorized snake or rooter.


  • 25% Electrical - Accomplishes simple electrical maintenance such as repair of electrical outlets, switches and light fixtures. Resets and adjusts time clocks as necessary and changes ballasts and bulbs when needed. Replaces batteries in student room, non-system smoke detectors or replaces detectors if required.


  • 10% Preventative Maintenance - Accomplishes preventative maintenance such as minor repairs and lubrication of custodial equipment, replacing wheels and glides on furniture, and tightening loose screws and bolts, such as hinges on closet doors. Adjusts heaters on and off by checking thermostatic controls. Performs daily preventative maintenance checks and operation of building systems. Assists with receiving and unloading of paper supplies and puts away all supplies delivered to the hall. At times may be called upon to perform other labor type duties such as moving new furniture and mattresses within the halls


  • 5% Painting - Under instructions from the Maintenance Painter, or Building Supervisor, paints and applies exterior and interior sealants and finishes using brush and roller. Prepares and patches drywall and plaster surfaces in preparation for painting refinishing.


  • 10% Installation - Installs window screens, handles and cranks. Repairs curtain rods and hangers. Replaces broken fireglass for pull stations, fire hose and extinguisher containers and verifies extinguishers are charged. Building Maintenance Worker Tools: Hammer, Plumbing Snakes, Wire Cutters, Hacksaw, Sockets, Scrapers, Paint Roller Screw drivers, Wrenches, Paint Brush, Sanding Pole, Measuring Tape and Voltage Tester.


  • 25% Housekeeping & Safety - Vacuum cleaners, floor waxers/buffers, carpet shampooers and steam cleaners, high pressure water cleaners. Cleans public area lounges, recreation rooms and bathrooms. Dust mops, waxes, buffs tile floors. Steam cleans wallboards in student rooms. Empties waste baskets and ash trays. Vacuums carpets. Spot carpets removing gum, tar and any other items on carpet. Shampoo carpets and furniture within the building as required. Washes windows inside and out in public areas and Resident Director/Assistant Resident Director Apartments. Hangs/rehangs window coverings. Cleans air vents by vacuuming and washing trash dumpsters. Checks daily the ceiling walls, and carpeting in hallways and public areas, replacing ceiling tiles, painting, and accomplishing minor carpet repairs as necessary. Works effectively as a team member Works effectively with an ethnically diverse student body and staff. Participates in training programs, including safety and professional development. Complies with department safety programs. Promotes customer service environment to residence/clients. Assists with the development and maintenance of a work environment which is conducive to meeting the mission of the organization and supports the EEP. Responsible for completing job duties that demonstrates support for the Operations Team. Initiates communication directly with co-workers and or supervisor to improve and clarify working relationships, identifying problems and concerns, and seeking resolution to work-related conflicts. Participates in staff training & development workshops, retreats and meetings as determined by supervisor.
